Did you know that more people are getting custom homes this year than in several years previous? There are advantages and disadvantages to custom home building. An advantage, for example, is that you get to plan your house around suiting the needs of your family, rather than the other way around. On the other hand, custom homes can cost 25 dollars or more per square foot than a non custom built home. Here are three things you should keep in mind when looking for a custom home builder who will work on your home.
1. Examine their portfolio
Whether you want a renovation or an entire custom home, you want to look closely at previous work your local home builders have worked on. They might be really great builders overall, but you will find out by examining their work that they specialize more than anything in Colonial style homes, while you were really hoping to find Victorian home builders. Portfolios also give you just a good idea of general quality and skill.
2. Home construction insurance
Did you know that, without your construction company being covered by insurance, you could be liable if something goes wrong during the building process? There are several risks involved with building, including fire, theft and injury, so make sure that the company you use operates using home construction insurance.
3. Design builder process
The traditional building process involves architects, designers, and builders coming together through a bidding process. However, a newer approach to building is, instead, a design build approach. This refers to a more integrative design through instruction process that allows better oversight and a more uniform approach to building. In other words, it reduces risks to the owner by establishing a single point of responsibility. Although not everyone uses this approach, it is worth knowing as an option.
